Service areas

One continuous coastal corridor, from North Jacksonville south to Palm Coast — not a map of every city in Florida with our name pasted on it.

First Coast Balcony Inspections serves the Northeast Florida coastal corridor from North Jacksonville south to Palm Coast, covering Duval, St. Johns and Flagler counties.

That includes Jacksonville and the Jacksonville Beaches, Ponte Vedra Beach, St. Augustine and St. Augustine Beach, and Palm Coast, along with the communities between them. If your property sits near the edge of the corridor, ask — you will get a plain answer rather than a maybe.

Along the corridor

Areas we cover

Listed north to south. The notes below describe the building stock and coastal exposure of each area as a matter of local geography — they are not claims about work performed at any particular property.

1 of 5

Jacksonville

  • Duval County
  • Northern end of the corridor

A large and varied building stock, from downtown and riverfront mid-rise condominiums to townhome communities across the Southside, Mandarin and the Northside.

2 of 5

Jacksonville Beaches

  • Duval County
  • Oceanfront, north corridor

Atlantic Beach, Neptune Beach and Jacksonville Beach combine oceanfront condominium buildings with dense short-term rental inventory, all in a direct salt-air exposure zone.

  • St. Johns County
  • Oceanfront, mid corridor

Coastal condominium and townhome communities with significant oceanfront and intracoastal exposure.

4 of 5

St. Augustine and St. Augustine Beach

  • St. Johns County
  • Mid corridor

A mix of older in-town structures, coastal condominiums and a heavy concentration of vacation-rental properties.

Palm Coast

  • Flagler County
  • Southern end of the corridor

Planned residential communities, townhomes and coastal condominium buildings along the Flagler County shoreline.

Counties

Why county matters

The corridor crosses three counties — Duval County, St. Johns County, Flagler County — and each has its own building department acting as the authority having jurisdiction. Local requirements, local thresholds and local filing practice are not uniform across county lines, even where the state statute is the same.

That is one reason we scope per property rather than per city, and why we point you to your own building department and association attorney rather than summarising their requirements for them.

Near the edge of the corridor?

Send the address. If it sits outside what we cover, we will say so rather than quote it anyway and work out the logistics later.

Our parent practice, High Tide Inspections, works a wider Northeast Florida footprint — out to Clay, Putnam and Volusia counties. If your property is beyond this corridor, that is usually the better place to start.

Coastal exposure

Why this corridor is hard on balconies

Everything from the Northside down to Flagler Beach shares the same working conditions: salt aerosol carried inland on the prevailing wind, wind-driven rain, high year-round humidity, and a hurricane season that tests every sealant joint and railing penetration on the building.

Those conditions act on the same vulnerable details regardless of which city the building is in — coatings, sealant joints, railing attachments, drainage paths and the embedded steel underneath. Documenting those details on a schedule is cheaper than discovering them by accident.

Send the address. If it is outside what we cover, we will tell you that instead of quoting it anyway.

Managing properties across the corridor?

Portfolio programs are scoped from a single property list and documented in one consistent format, so every address in the corridor is covered the same way.
