Properties we serve

The same inspection discipline, scoped differently depending on who has to act on the report — a board, a manager, or an owner.

We inspect balconies and elevated exterior components for condominium associations and COAs, townhome communities and HOAs, community association managers, vacation and short-term rental owners, long-term rental owners and landlords, and property managers across the corridor from North Jacksonville to Palm Coast.

If your property type is not on that list, ask. You will get a straight yes or no rather than a maybe.

Who we work with, and what changes

What changes between these is not the inspection discipline — it is how the scope is cut, how access is arranged, and how the documentation has to be organised to be useful to the person reading it.

Condominium Associations and COAs

Board-level documentation of balcony condition across every stack and elevation, in one consistent format.

  • Observations organised by building, floor and unit reference
  • Photographic record suitable for board packets and owner communication
  • Clear separation between what a visual inspection covers and what requires an engineer

Townhome Communities and HOAs

Coverage for balconies, decks, landings and exterior stairs across multi-address communities.

  • Address-by-address documentation across the community
  • Shared-element conditions recorded separately from unit-specific ones
  • A scope written against your governing documents’ maintenance split

Community Association Managers

One scope, one schedule and one reporting format you can carry across every association you manage.

  • A single point of contact for scheduling across multiple communities
  • Identical observation categories at every property for easy comparison
  • Documentation you can hand to a board without reformatting it

Vacation and Short-Term Rentals

Visual balcony and railing documentation for properties that turn over guests frequently.

  • Guest-facing elements documented: railings, gates, surfaces and drainage
  • Photographs dated and keyed to location for your records
  • Separate guidance on which statutory requirements may apply to your property type

Long-Term Rentals and Landlords

A documented condition record for balconies and elevated exterior components at rental properties.

  • Condition recorded at a point in time with photographic support
  • Observations written in plain language you can act on
  • Suitable for maintenance planning and tenant-communication records

Property Managers and Portfolios

Portfolio-wide inspection programs with consistent documentation across every address you manage.

  • Multi-property proposals scoped from a single property list
  • Consistent documentation across mixed property types
  • Coordinated scheduling that works around occupancy

Before we quote

What we need to know about your property

A single-unit inspection starts at $295. Most of the properties on this page are larger than that, and two of them with the same unit count can still be completely different jobs, so these are the details that actually change the scope:

  • Number of buildings and addresses — one building or fourteen
  • Number of stories — which drives access and sightlines
  • Approximate balcony count — an estimate is fine
  • How balconies are reached — through units, from common areas, or from outside
  • Why you need it — board request, a condition someone noticed, a transaction, a repair follow-up, or a recurring program
  • Documentation you need — and who is going to read it

A note for boards and managers

A general visual balcony condition inspection is a condition record. It is not a milestone inspection, not a structural integrity reserve study, not an engineering evaluation, and not a public lodging balcony certification. If your association is working to a statutory deadline, confirm with your attorney which document you actually need before commissioning anything — including from us.
